Location fundamentals for durable medical tenancies
Catchment, referral and the basics that decide whether a medical tenancy lasts.
The catchment that matters for medical property is the population whose care journey passes through it, and the referral pathways that decide where it passes. These fundamentals are tested before any acquisition.
Catchment quality, not just quantity
What matters is who the people are and what care they need. An ageing population is a different thesis from a young family corridor. We model the catchment around the services the building is suited to host.
Referral pathways
Medical demand is referred. The GPs of a catchment, their sending patterns, the specialists and hospitals nearby decide which suites fill. We verify which practices are referred here and by whom.
Parking and access
Patients arrive unwell, accompanied or with mobility limits, often post-procedure. Parking ratios and drop-off access are clinical infrastructure. Access constraints show up as appointment avoidance and practices that plateau. We weight access in underwriting.
Competing supply
We check existing facilities and what is in the planning pipeline ourselves, rather than relying on memoranda.
What this means for you
If you are buying medical property
Order your diligence: catchment matched to the services, referral flows verified, access audited, competing supply checked against the planning register.
If you are choosing premises for your practice
A building whose catchment and referral network suit your specialty will feed your practice for a decade. Before signing, walk the location as your patients do.
