Facility & Asset Operations
Tenancy coordination, compliance, maintenance and equipment uptime.
We run facility and equipment operations with programs, response paths and accountability.
Tenancy coordination
Tenancy coordination is built around the operator's working reality: fit-out timelines that respect accreditation schedules, and access arrangements that work around patient hours.
Every operator has a single point of contact for building and equipment matters. Service visits are scheduled around theatre lists, and works are sequenced so suites stay in use.
Compliance and essential safety measures
We maintain the essential safety measures regime of every building: fire systems, exits, emergency lighting, annual reports and rectification works. For licensed facilities, we coordinate around the operator's licensing and accreditation obligations.
For equipment, the same discipline applies to service records, calibration and testing. We maintain the register continuously.
Maintenance and uptime
Our maintenance is preventive. A failed component in a day surgery costs a cancelled list and rebooked patients.
- Scheduled, not reactive. Every asset — building system or clinical unit — sits on a preventive maintenance plan with named responsibility and defined response times.
- One service framework. One standard, one escalation path, one accountable owner across the whole facility, regardless of which trade or vendor attends.
- Clinical scheduling respected. Service visits are planned around lists and patient hours.
- Issues closed at cause. A repair closes when the cause is fixed. Repeat failures trigger investigation.
Reporting that operators can use
Facility stakeholders receive summaries: what was scheduled, what was done, what failed, what it cost and what happens next.
Operators renew where they are looked after.
Why we run operations ourselves
Operations is held internally, on our own framework. It is the point of contact where the other disciplines are validated.
Holding operations ourselves keeps the answer to the operator's problem a decision made by an owner.
The service levels we hold ourselves to
Our operations commitments are written into the tenancy documents of every facility we manage.
- Same-day acknowledgement. Every operator issue is acknowledged by a person, not an auto-reply, within the same business day it is raised.
- Defined response times by category. Clinical-impacting issues and building failures carry stated response windows — and the clock is visible to the operator.
- Scheduling that respects the list. Preventive works are planned around published theatre and patient hours; the clinical day never adapts to the maintenance calendar.
- Closure at cause. An issue closes when the cause is fixed and verified — repeat failures trigger investigation, not rebooking.
- One accountable owner. Whatever fails — plant, equipment or contractor — the operator's relationship is with the owner of the asset: us.
These commitments are stated in the tenancy documents.
What tenants say
Issues we used to chase for weeks now get acknowledged the same day and fixed at cause. Our staff noticed within a fortnight.
