About
Company overview
An independent Australian medical asset company — established March 2022, based in Docklands, Melbourne.
SYDORTHO ASSET PTY LTD was established in March 2022. It owns and manages medical property and medical equipment. It does not operate a fund and does not invest in other asset classes.
A focused mandate
A medical centre's value depends on clinical demand, referral pathways and statutory compliance. A surgical asset's value depends on its uptime.
We assess property and equipment together. A medical centre assessment includes the imaging, theatre and sterilisation equipment inside it. An equipment assessment includes the building's power, access and compliance.
This combined view applies to underwriting and to management after settlement.

How the company has grown
The company's history follows the assets it acquired and retained.
-
Established in Melbourne
SYDORTHO ASSET PTY LTD is incorporated, with a mandate focused on medical property and medical equipment and a single office in Docklands.
-
First medical centre acquisition & repositioning
The company acquires an underperforming neighbourhood medical centre and begins a repositioning program: capital works, tenancy remodelling and a rebuild of the tenant mix around an anchor general practice and allied health occupancy.
-
First combined property-and-equipment program
A day-surgery fit-out demonstrates the full model: building works and clinical equipment delivered as one program, with imaging and arthroscopy towers commissioned to program and the asset retained and managed after handover.
-
Multi-site equipment portfolio
Equipment investment extends across multiple sites, standardised on a single asset register and one service framework with defined response and uptime commitments.
-
Integrated operations
Imaging equipment investment extends regionally. Facility operations programs have run across the portfolio since 2023. The portfolio is held, operated and reported on as one whole.
How we think about scale
We hold a small number of assets and know each one: its plant, its leases and its service contracts.
We add assets when they can be underwritten and managed. We decline opportunities we cannot hold to our standard.
What guides us
Four principles govern how the company behaves.
Long-term ownership
We underwrite to hold. Decisions are judged by their effect over years, not one reporting period.
Operator-first thinking
Assets perform when the clinicians inside them can work. We design, equip and manage around the operator's day.
Discipline before growth
No asset enters the portfolio without underwriting we can defend line by line, and no asset stays without service and compliance standards we can verify on site.
Straight dealing
Clear documents, plain reporting and commitments we keep.
Questions we are often asked
Why only two asset classes — isn't that a limitation?
We hold two asset classes because we know each one in detail: every tenancy, plant room and service contract.
Do you manage assets for other owners?
Selectively, where we hold operational accountability. We decline mandates where we cannot control the outcomes.
Where do you invest?
Predominantly Victoria, within reach of our Docklands office. We consider other locations only where distance does not reduce our standard of management.
Are you a fund?
No. We are a proprietary company investing our own balance sheet.
Selected work
Three programs held in the current portfolio.
Orthopaedic day surgery, end to end
Two theatres commissioned to schedule, held and managed since 2023.

We have dealt with landlords for fifteen years. This is the first time the building's owner asked how our theatre list runs before asking about the rent.
